Why Buy or Rent in Kirkintilloch?
Kirkintilloch is the administrative capital of East Dunbartonshire, sitting on the Forth & Clyde Canal eight miles north-east of Glasgow. Unlike a lot of the commuter towns around it, Kirkintilloch has a genuine town centre of its own — a busy high street, a weekly market, and a canal towpath that runs straight through the heart of it, connecting up with Lenzie and Bishopbriggs.
It's also where we're based. Our Townhead office sits right in the middle of town, which means when we tell a landlord what a property will let for, or a buyer what a street is really like, it's not guesswork pulled from a spreadsheet.
Kirkintilloch Property Market Snapshot
Kirkintilloch remains one of the more affordable towns in East Dunbartonshire, particularly compared with neighbouring Lenzie and Bishopbriggs. Sold prices over the last 12 months have averaged around £204,000, though different data sources put annual growth anywhere between roughly 5% and 12% depending on the period measured — a reminder that town-wide averages can move quickly on a relatively low number of sales.

INVESTOR INSIGHT
Kirkintilloch's lower purchase prices relative to Lenzie and Bishopbriggs mean rental yields here tend to be stronger, without giving up the canal-side setting or the commute. Properties we manage across our patch have let in an average of 12 days — well ahead of the wider Glasgow market average of 34 days (Citylets).
