Letting questions, answered
Straightforward answers to what landlords in Scotland ask us most, before and after they instruct Lano.
Why should I consider Lano over a high street competitor?
We aren't for everyone. Our service is built around a genuinely personal approach — we know our landlords and tenants on a first-name basis, keep you properly up to date rather than leaving you guessing, and we're constantly investing in and improving our digital systems so managing your property stays as transparent and effortless as possible. We're landlords ourselves, and Lano was born directly out of our own experience of letting — we built the agency we wished existed, to make letting easier for everyone. That said, some people take more comfort in a national brand, and that's totally understandable — we're just not that, by choice.
Do you charge an admin fee for repairs and compliance?
No. We charge no admin fee on repairs or compliance work of any kind — no mark-ups on contractor invoices, no processing fees, nothing added on top. What you're quoted is what you pay.
How does "no upfront cost" actually work?
We don't charge a marketing fee to get your property listed. Any costs incurred before your first rent payment lands — cleaning, compliance certificates such as a gas safety check, and similar essentials — are covered by us upfront and simply deducted from the rent once it's received. You're never asked to pay out of pocket before a tenant is in place.
Do you handle landlord registration?
Landlord registration must be submitted by the landlord directly to the local authority — it's a legal requirement that sits with you, not us. That said, we're happy to assist you through the process over Zoom, Teams, or in person at our office if you'd like a hand with it.
Who protects my tenant's deposit?
We work with Safe Deposit Scotland, one of Scotland's approved tenancy deposit schemes, to protect every tenant's deposit in full compliance with Scottish law.
Who will I actually deal with?
One named person at Lano, throughout the entire lifecycle of your let — not a rotating call centre. We're accessible by landline, mobile, and WhatsApp, seven days a week.
Do you charge for viewings?
No. Viewings are included as standard within our management fee, however many are needed to find the right tenant.
How do you make sure the right tenant is chosen?
Before anyone is considered, prospective tenants must provide landlord details and complete a basic information form — this filters out anyone who isn't genuinely interested or ready to proceed. From there, we run a full credit check (with permission), take up professional and previous landlord references, and carry out First-tier Tribunal (FTT) research to confirm there's no history of issues. Only tenants who clear every stage are put forward to you.
How do you keep on top of the property once it's let?
We carry out quarterly inspections on every property we manage. Each inspection report is detailed, photographed, and uploaded to your landlord portal the same day — so you always know the condition of your property without having to ask.
Do you take on properties anywhere?
We cover anywhere within 30 miles of our office in Kirkintilloch, which takes in Greater Glasgow and the surrounding area.
How do you advertise properties?
Every property is listed on Rightmove, the UK's number one property portal, and professionally photographed — which is reflected in significantly higher views compared to other agents' listings on the same portal, and in turn more enquiries. Where relevant, we also promote properties on social media, and use QR-code interactive boards outside properties, letting passers-by scan to view the inside of the property on the spot.
Is my money protected?
Yes. We hold the highest level of protection available through Propertymark's Client Money Protection scheme, so your rental income is safeguarded and independently audited.
What do I need to do to switch agent?
Very little. Simply email your current agent to give them notice — we take care of the rest, handling the handover of your property, tenants, and documentation on your behalf.
