Glasgow Rental Market Update — June 2026
Glasgow's rental market has settled into a steadier rhythm this year, but the numbers still tell landlords something important: a strong rent isn't worth much if your property sits empty while it's waiting to let. Here's where the market stands going into summer, and why speed to let is one of the biggest levers on your actual return.
Where Rents Stand Right Now
Figures vary by source because each measures the market differently — Citylets tracks advertised asking rents, ONS surveys actual signed tenancies, and Rightmove reflects live listings. Together they give a fuller picture than any single number.
The headline: growth has slowed from the sharp increases seen in 2022–2024. Citylets puts annual rent growth at a modest 0.4% for Q1 2026, while ONS shows a firmer 3.3% rise to May. Either way, this is a more measured market than landlords will have seen in recent years — which makes presentation, pricing, and speed to let matter more, not less.
Speed to Let: The Number Most Landlords Overlook
Rent level gets all the attention, but time to let is just as important to your actual annual return. Every extra day a property sits empty is rent you don't collect — regardless of how competitive your asking price is.
Average time to let a property
City average per Citylets Q1 2026 Glasgow report. Lano Properties figure based on our own let-agreed average across managed properties.
That gap adds up. On an average Glasgow rent of around £1,150 per month, 22 fewer days of vacancy works out to roughly £840 in rent most landlords would otherwise lose to an empty property each time it changes tenants — before even accounting for the extra time, viewings, and admin that a slower let-agreed period usually brings with it.
Why Lano Lets Faster
- Professional photography and accurate, well-written listings from day one — not rushed to get a property "live" quickly
- Rightmove exposure paired with proactive follow-up on every enquiry, rather than waiting for applicants to chase us
- Realistic, evidence-based pricing from the outset, so properties don't sit stale while slowly reducing in price
- Fast, responsive viewings — including evenings and weekends — so serious tenants aren't kept waiting
None of this is about compromising on tenant quality to let faster — it's about removing the delays that come from slow processes, not from being selective. A well-referenced tenant found in 12 days is no less secure than one found in 34.
